„Cauza supraincalzirii pietei au fost, in

2006 si 2007, investitorii de portofoliu, care cumparau apartamente cu scara

blocului, nu cateva unitati. Din acest punct de vedere putem spune ca turbulentele

internationale au fost un dus rece, mai mult pentru dezvoltatori decat pentru

finantatori“, a adaugat Oprescu.

 

De altfel, mai multi bancheri si chiar

guvernatorul Mugur Isarescu sustin faptul ca aparitia crizei internationale a

fost mai degraba un lucru bun pentru Romania in contextul in care a ajutat la

evitarea unei supraincalziri a pietelor locale. „Daca nu era aceasta criza, bancile,

in fuga lor dupa cote de piata, ar fi depasit cotele normale ale creditarii in

urmatorul an sau un an si jumatate. Am fi avut probabil si grad de 100% de

acoperire a investitiilor din credite ipotecare“, a mai adaugat Oprescu.

 

Pe de alta parte, bancherii apreciaza ca

preturile locuintelor vor continua sa creasca, insa intr-un ritm mai redus decat

pana acum. Diminuarea vitezei de crestere va fi determinata in primul rand de

reducerea preturilor practicate de speculatori. „Vom vedea mai ales in zona

investitiilor speculative scaderi de preturi.

 

Tranzactiile individuale nu vor suferi

corectii. Investitiile in apartamente vor ramane astfel inca profitabile, dar

nu se vor mai inregistra dublari ale preturilor, asa cum s-a intamplat in urma

cu 18 luni“, spune Razvan Munteanu, vicepresedinte de retail la Raiffeisen Bank

Romania. O parere asemanatoare are si presedintele Alpha Bank. „Preturile nu au

cum sa scada. Pot exista insa corectii pe anumite segmente“, a spus Oprescu.

 

Costul creditelor ipotecare va continua si

el sa creasca in acest an, insa acest fapt nu va conduce la o dimi-nuare a

cererii pe astfel de finantari. Mai mult, in ultima luna se remarca o revenire

a solicitarilor pentru credite de locuinta.

 

„In ultimele doua luni se constata o crestere

a cererii, ceea ce ar putea marca un interval de timp in care revine increderea

potentialilor clienti. Cresterile nu sunt la nivelul de anul trecut, dar vedem

o cerere mai educata si mai calificata“, a afirmat Sergiu Oprescu. Bancherii

spun ca, in conditiile in care tinta de inflatie de 6% va fi atinsa, pretul

creditelor s-ar putea diminua insa nu inainte de jumatatea anului viitor.
