Potrivit directorului general al companiei,

Vlad Ardeleanu, piata este in crestere. „Ritmul de crestere a creditarii

ipotecare in Romania a fost, in 2007, de 110%“, a afirmat Ardeleanu.

Reprezentantii IpoteciDirect sustin ca, in prezent, doar 1 din 9 romani apeleaza

la solutia imprumutului pentru a-si cumpara o locuinta. „Vrem sa ajungem pana in

2012 sa intermediem credite garantate cu ipoteca de 600 de milioane de euro“, a

mai spus seful firmei de consultanta IpoteciDirect.

 

Pentru creditele ipotecare, romanii prefera

valuta. Din totalul imprumuturilor intermediate de IpoteciDirect, 89% au fost

acordate in euro, iar restul de 11% in franci elvetieni. Firma acorda consultanta

pentru creditele cu ipoteca doar persoanelor fizice si nu intentioneaza sa-si

dezvolte activitatea si pentru segmentul persoanelor juridice, intrucat

reprezinta o alta piata si un alt concept. „Conform estimarilor IpoteciDirect,

ponderea intermedierilor de credite urmeaza sa creasca de la 7-8% in 2009 la

aproximativ 20% in urmatorii patru ani“, a afirmat Raluca Dobre, analist

financiar al companiei.

 

Dobanzile creditelor cu ipoteca sunt bazate

pe indicele international de referinta al fiecarei valute, la care se adauga

marja bancii, care variaza intre 3,25% si 3,99%, arata un studiu realizat de o

alta firma de cosultanta, Credit Zone. „O familie care vrea sa achizitioneze un

apartament cu doua camere, de 90.000 de euro (aproximativ 329.400 de lei) ar

trebui sa aiba un venit net minim de 4.000 de lei“, se mai arata in studiu.
