luni refinan?area era o solu?ie bun?”, ne-a declarat Cristian Alecu, director
de vanz?ri CreditZone. Pan? nu demult, refinan?area era o metod? util? de
reducere a ratelor lunare prin acoperirea vechiului credit cu unul nou, la
dobanzi mai bune, care prelungea practic perioada de rambursare, sc?zand astfel
valoarea ratelor care trebuiau pl?tite.
Cele mai afectate sunt creditele ipotecare
Cele mai mari diferen?e se observ? la
creditele ipotecare, afectate ?i de noile reglement?ri de creditare impuse de
Banca Na?ional? a Romaniei b?ncilor de pe pia?a local?. De exemplu, in
septembrie un credit ipotecar in valoare de 100.000 de euro, pe 30 de ani,
putea fi luat la o doband? de 9,62%, ceea ce ducea la o rat? lunar? de 860 de
euro ?i un total de plat? la finalul creditului de circa 310.000 de euro. Acum
ins?, acela?i credit, de la aceea?i banc?, poate fi luat la o doband? de
12,95%, adic? o rat? lunar? de peste 1.100 de euro ?i un total pl?tit b?ncii de
pu?in peste 400.000 de euro, deci cu 30% mai mult decat in septembrie, conform
unui studiu al FinZoom.
“In situa?ia actual?, influen?ate de criz?
financiar? interna?ional?, b?ncile din Romania, pe lang? impunerea unor
restric?ii limitand accesul la credite (influen?ate atat de criza financiar?
cat ?i de reglement?rile BNR), au adoptat scumpiri drastice ale creditelor,
motiv pentru care refinan??rile (in aceea?i moned?) au devenit in acest moment
neprofitabile pentru persoanele care au ob?inut credite cu numai cateva luni in
urm?”, este de p?rere Diana ??ru?, analist financiar FinZoom.
Unele b?nci au renun?at la comisioanele de
rambursare anticipat?
Pentru a convinge clien?ii s? returneze cat
mai repede creditele luate, unele b?nci au lansat oferte promo?ionale prin care
se renun?? la perceperea unui comision de rambursare anticipat?, care in unele
cazuri ajungea pan? la 4% din valoarea r?mas? de pl?tit la b?nci.
Costurile refinan??rii, practic ale
dobandirii unui credit nou, presupun atat comisionul de rambursare anticipat?,
acolo unde este cazul, cat ?i refacerea intregului dosar de credit precum ?i o
sum? de pan? la 150 de euro, costul scrisorii de refinan?are care trebuie luat?
de la banca unde este f?cut vechiul credit ?i depus? la banca de unde se ia
imprumutul nou.
