Dezvoltatorii imobiliari au lansat la Targul Imobiliar National, care s-a desfasurat la sfarsitul saptamanii trecute, oferte la pret redus pentru a scapa de apartamentele din stoc. Astfel, apartamentele dintr-un ansamblu din cartierul Titan se vindeau cu 1.000 de euro/mpc, plus TVA.
Trebuie spus ca sunt apartamente in blocuri finalizate. Pretul propus de dezvoltator este mai mic decat preturile practicate de dezvoltatori in urma cu mai putin de un an in momentul cand lansau proiectul.
Un astfel de apartament, aflat doar in stadiul de proiect, se lansa pe piata in urma cu un an la un pret de cel putin 1.200 de euro/mpc, plus TVA.
In cazul proiectelor imobiliare din afara Capitalei, preturile sunt chiar mai mici, de doar 900 de euro/mpc, plus TVA.
Alti dezvoltatori prezenti la targ au mers pe alt gen de oferte. In mod surprinzator, cele mai populare au devenit discounturile. Astfel, s-au oferit reduceri de preturi intre 5 si 20% in mai multe ansambluri rezidentiale. Raportate la preturile de lista ale locuintelor scoase la vanzare, aceste discounturi inseamna reduceri care ajung si la 15.000 de euro.
La aceste discounturi se adauga alte facilitati oferite de dezvoltatori pentru a stimula vanzarea de locuinte, precum reduceri de TVA, reducerea avansului la 5-10%, restul urmand sa se plateasca in momentul finalizarii locuintei.
Includerea facilitatilor in pretul final nu mai constituie de mult o noutate. Oferta mergea de la mobilarea bucatariei la oferirea gratuita a locului de parcare sau a boxei. "Nu a venit foarte multa lume. Cei care se intereseaza de o locuinta cauta numai apartamente finalizate, deoarece nu mai au incredere sa cumpere locuinte aflate in stadiul de proiect.
In prezent, piata este blocata, iar principala cauza cred ca este lipsa creditarii pentru achizitionarea de locuinte", spune Dan Titel, managerul companiei imobiliare Domus.
