„Desi dezvoltarea cea mai accentuata a avut
loc in nord, zona care isi mentine pozitia de lider, nici un punct cardinal nu
este lipsit de interes si atractivitate“, se arata in raport. Se estimeaza ca
in urmatorii trei-cinci ani vor fi livrate aproximativ 65.000 de apartamente
noi.
Zona de nord a Bucurestiului este creditata
cu un indice de 38,10% din totalul unitatilor care vor fi disponibile in
urmatorii trei-cinci ani, adica 24.750 de unitati.
Acolo sunt disponibile suprafete mari de
teren, pe care se pot construi imobile cu regim mic de inaltime. De aceea, aici
sunt blocuri cu structura P+4 sau P+6.
Oferta din nordul Capitalei se adreseaza in
general clientilor cu venituri peste medie. Proiectele includ ansambluri
rezidentiale de mari dimensiuni, de pana la 4.600 de unitati, cu concepte
complexe precum Cosmopolis si Proiectul Baneasa. La ansamblurile mentionate de
cei de la Regatta am putea adauga si ansamblul Bonaire dezvoltat de compania
spaniola Fadesa, care va aduce pe piata peste 700 de locuinte.
Zonele de vest si de est sunt destinate
proiectelor pentru clasa de mijloc. Blocurile de apartamente demarate sau in
faza de proiect au structuri inalte, cu 10 sau 16 etaje, iar locuintele au
spatii interioare mai reduse comparativ cu zona de nord. Totalul zonei de vest
cumuleaza 14.737 unitati, adica 22,68% din totalul ofertei din Bucuresti.
Dezvoltatorii au optat pentru ansambluri rezidentiale de dimensiuni mari, care
ofera intre 2.000 si 2.700 de unitati in cele din Drumul Taberei sau putin
peste 1.000 in cazul celor din Militari sau Semanatoarea. Exista si proiecte
mai mici, cu 88-465 de unitati.
In est sunt 26,93% din totalul de
apartamente anuntate pe piata. „Aici merita amintite proiecte importante precum
Neopeninsula, Rose Garden si Romfeld Plaza. In est, cea mai dinamica zona este
cartierul Titan, zona in care concurenta este foarte mare“, spun cei de la
Regatta. Si sudul incepe sa se transforme. Aici se asteapta mai multe noi
proiecte rezidentiale, mai ales din cauza pretului relativ scazut al
terenurilor.
Proiectele demarate reprezinta, deocamdata,
un indice de 6,38% din totalul de locuinte anuntate in Capitala. Oferta consta
in prezent in cele 4.147 de unitati disponibile in zone precum Constantin Bran-coveanu,
Piata Sudului, Berceni, Tineretului sau Splaiul Unirii. Cel mai mare ansamblu
rezidential din sud ofera in prezent 1.680 de unitati si este amplasat in zona
Splaiul Unirii. „In continuare, se asteapta dezvoltarea de proiecte ample in
zona, aici spatiul propice dezvoltarilor fiind inca disponibil“, spun autorii
studiului.
Probleme in centru
Lipsa terenului pentru constructii din
centrul Capitalei face ca indicele dezvoltarilor rezidentiale din zona sa fie
de doar 5,88% din total. Proiectele noi sunt localizate in zone precum
Cotroceni, Stefan cel Mare, Parcul Carol, Unirii sau Gara de Nord. Numarul de
locuinte oferite per imobil nu depaseste 621 de unitati.
